General/Notices

Any notices that may be given from time to time by Corporate Housing America to Client(s), Occupants(s) or Guest(s) may be served at the address of the apartment, or to the email address provide within the Occupancy Agreement by the Guest.


Any notices that may be given from time to time by Client(s), Occupants(s) or Guest(s) to Corporate Housing America may be delivered via email at info@corporatehousingamerica.com with “Attn: Corporate Housing America Management” in the subject of the email.


Any such notice shall be deemed received one (1) business day after it is sent. Client/Guest waives all rights to trial by jury in any cause of action directly or indirectly involving these Terms or Conditions of the Reservation or occupancy of the Premises.


APARTMENT USE

Guest/Occupant shall use and occupy the property only as a private residence with a maximum occupancy as set forth herein and shall not use the property for any purpose prohibited by the applicable laws of the united states or the state of Oregon, or of the ordinances of the city or town in which the property is located, or the management rules in which the property is located. Guest/Occupant shall not permit any portion of the property to be used in a manner that may endanger the person or property, co-tenants or any person living on or near the property. The guest/occupant shall keep all portions of the property in clean and habitable condition and will not make any alterations or additions to the property without Corporate Housing America’s written approval. The guest/occupant shall not reposition any furnishings with prior written permission by Corporate Housing America.
CHA Responsibilities


Corporate Housing America or any property owner/manager shall be held harmless for personal injury to any guest during their stay or to any non- paying visitor that is visiting a Corporate Housing America guest.


Corporate Housing America is not responsible or liable for any lost or stolen personal items from the apartment or from the property unless the theft is caused due to gross negligence on the part of Corporate Housing America.


Corporate Housing America or any property owner/manager will be held harmless for any injuries, damages, losses or other related liabilities during your stay.

Unit Sublet

Client/Guest may not sublet the Unit/Apartment without the prior written consent of Corporate Housing America. Any sublet or assignment will not release Cardholder/Guest from liability.


Unit Security

While we make every effort to choose the best locations for our apartments, Corporate Housing America does not represent or warrant that the premises, the building or the complex is secure from theft or any other criminal activity.


Access to Unit

Client/Guest hereby grants Corporate Housing America and its agents, authorization to enter the Premises for the purpose of providing housekeeping, maintenance services, verifying residency or any other business purposes.


LOSS OR DAMAGES DURING YOUR STAY:

Corporate Housing America is not responsible for any lost or damaged personal belongings during your stay.

Corporate Housing America is not responsible for any lost or stolen guest belongings while guest is on the premises or outside the apartment.

If you leave behind anything after checking out, you can request us to ship your left behind item (s) at a charge.

Corporate Housing America will not store your lost or left behind items more than 30 days. After 30 days without any response from the guest, Corporate Housing America apartments will either discard or donate the items.

Corporate Housing America will require you to pre-pay shipping and a minimum $25 handling fee in advance before shipping any lost or left behind guest item (s) to your preferred address.


Pre-arrival Mail/Deliveries

Corporate Housing America does not recommend that you ship items before your stay with us, as there may be other guests in the apartment who will get your shipment. Corporate Housing America is not responsible for any lost or delayed shipments.

Corporate Housing America will ask you to pre-pay shipping and a minimum $25 handling fee in advance before re-shipping any delayed item (s).


Guest Responsibility:

The Occupant(s) / Cardholder(s) are also responsible for maintaining all practical care of the Apartment and its contents.


It is the responsibility of the signer(s) that all terms of the Temporary Occupancy Agreement will be followed and that all occupants abide by the Terms, Policies and Guidelines of Corporate Housing America. If for any reason, the terms, policies and guidelines are not followed by the occupant and/or signer, CHA reserves the right to impose penalties and fees to cover any damages or costs to CHA, resulting from the Non-Compliance.


Client/Guest agrees to pay Corporate Housing America for any and all damages or losses above normal wear and tear, and all claims, liabilities, fees, taxes or other charges arising out of Client/Guest's use or occupancy of the apartment. Corporate Housing America shall not be held liable for any personal injury or any damage to or loss of property, unless caused by the sole negligence of Corporate Housing America. Personal property of Client/Guest will not be insured by Corporate Housing America. Corporate Housing America recommends that Client/Guest secure their own insurance to protect against any such personal injury and damage to or loss of property.


Occupant(s) / Cardholder(s) are responsible for any damage to the apartment and/or its contents during their stay which has occurred due to the negligence, willful default or irresponsible behavior.


Damages or issues must be reported to Corporate Housing America immediately, without delay.


Corporate Housing America apartments reserves the right to charge the guest credit card(s) on file the full amount for any physical damage caused to the building or property or any such damage caused to any items inside the apartment and that the guest can be held responsible for.


Damages:

The cardholder is responsible for any cost incurred by CORPORATE HOUSING AMERICA resulting, either directly or indirectly from you and/or your guests occupying one of our apartments.  Damages my include, but are not limited to, damage to the unit and/or contents, unpaid payments or fees, missing items and/or any costs resulting from having to replace missing items, any costs resulting from the enforcement and collections of this agreement.


Disturbances:

For the safety and peace of mind for all Clients and Guests, disturbances of any kind will be subject to an immediate Disturbance Fee of not less than $150 per incident and legal action, if necessary. This fee is subject to appeal if you provide proof that you were not the cause or contributor to the disturbance. Visits by law enforcement for any reason may be considered a disturbance, depending on the reason for the visit. This also includes any obscene gestures, verbal or physical threats or attacks directed to another person or creating a health or safety concern, dangerous or hostile environment.


Violation

Any guest/occupant found in violation of the Terms and Conditions or whose negligence causes damage to the facilities or harm to other guest of the community may be subject to immediate eviction and/or additional fees without appropriate notice. These terms supersede any and all prior Terms and Conditions of CHA.

 

Garbage

Garbage must be removed from the unit no less than twice a week. Garbage receptacles are located on the property. All recyclable materials must be placed in the appropriate containers. Cardboard must be flattened completely before placing in the container. Any item larger than a microwave oven cannot be disposed of in any garbage/recycling receptacle. These items must be disposed of at the Client’s /Guest’s expense. Violation of city recycling ordinances is a very serious matter, subject to arrest, civil penalties or both.


PERSONAL PROPERTY

All personal property must be safely stored inside the unit and cannot be left outside the unit for any reason at any time. Deck/Patios are not to be used as a storage area for anything, including items such as bicycles, garbage/recycling bins, etc.


Only gas BBQ grills and patio furniture are permitted on balconies or patios. NO DEEP FRYERS or CHARCOAL BBQs PERMITTED AT ANY TIME. Garments, rugs, blankets, laundry, lights and other similar items may not be hung from windows, facades, decks or patios.


Cigarette butts, food or trash of any kind must be disposed of properly and not left or tossed onto the grounds of the property, including planting areas. This also includes pet waste. Any violation of this rule will be considered littering and may be subject to criminal and/or civil action. There is a NO TOLERANCE policy regarding this matter and action will take place with the first offense.
